The National Multifamily Housing Council (NMHC) has released their list of the NMHC Top 25 Developers for 2025. Here’s who made the cut.

Greystar has once again claimed the top spot on the NMHC’s list of Top 25 Developers.

The Charleston-based real estate giant, which also claimed the top spot on 2024’s list, was the only firm on 2025’s list with more than 8,000 units started last year.

Likewise, in 2024, Greystar was the only company featured in the top 25 with more than 9,000 units started in 2023.

The annual developers list, part of the NMHC’s annually released rankings, ranks developers based on who had the most starts the year prior.

This year’s list showed separation between Greystar (8,247 units started in 2024) and the number two ranked developer, which this year was Dominium (5,763 units started in 2024).

Close behind Dominium was Wood Partners, with 5,480 units started in 2024.

That number was relatively consistent with the number of units started by Wood Partners in 2023 (5,137 units started).

Rounding out the top 5 on the Top 25 Developers list were Hillpointe, with 4,720 units started in 2024, and D.R. Horton Inc., with 4,590 units started in 2024.

Greystar tops other categories

In addition to their top ranking on the Top 25 Developers list, Greystar also grabbed the top spot for the NMHC Top 50 Owners and NMHC Top 50 Managers.

According to NHMC data, Greystar was managing well over 946,000 units, as of Jan. 1, 2025.

By the same metrics, Greystar also owned well over 122,000 units at the time the data was reported, leading the pack.

“Collectively, the NMHC 50 owners make up 11% of the total U.S. apartment stock; the NMHC 50 managers oversee 21% of the nation’s apartments,” the council’s 2025 NMHC 50 webpage stated. “This market share held by top owners has remained relatively unchanged over recent years.”

Attendees at this year’s Broadband Communities Summit can catch Greystar on Day 3 of the event, as a representative from the company joins a multifamily panel titled “Smarter Communities: Integrating Proptech for Success.”

That panel, sponsored by DirecTV, will feature Kyle Johnson, the director of Greystar’s smart building operations.

Johnson will share “insights on smart building integrations, predictive analytics, and cost-effective deployment strategies that drive energy efficiency, improve operations, and enhance resident satisfaction,” the summit’s agenda states.
