Gables Riverwalk offers a real‑world example of how property owners are shifting to centralized connectivity to reduce friction at move‑in.

Gables Residential has tapped managed Wi‑Fi provider Aerwave to blanket its new Gables Riverwalk tower in Fort Lauderdale with property‑wide connectivity, part of a push to improve resident experience and support future smart‑building upgrades.
The luxury high‑rise, which opened in November 2025 on the New River, faced the same connectivity headaches common in multifamily: slow installs, resident hardware confusion, and frequent service calls that pulled onsite staff away from core duties.

Rather than offering individual internet packages, Gables chose Aerwave’s bulk managed Wi‑Fi model, which preinstalls in‑unit equipment and lets residents activate service via QR code in under five minutes.
The partnership is highlighted in a new case study, published on Aerwave’s website.
Standing as a blueprint
“Gables Riverwalk is an important proof point for what is possible when a forward-thinking owner and a purpose-built managed Wi-Fi partner come together,” said Ed Wolff, the CEO of Aerwave.”We see this as the blueprint for how modern, high performing multifamily assets will be connected going forward.”
Aerwave also says the company’s approach eliminates technician visits, removes the need for residents to buy routers, and produces “hotel‑grade” coverage across units and amenity spaces. The system runs on RUCKUS R550 access points in a fiber mesh backbone to enable roaming without drops, according to Aerwave’s case study.
Operationally, the shift appears aimed at cutting service escalations and freeing onsite teams. Aerwave provides 24/7 domestic support with an average answer time of about 42 seconds and reports 99.8 percent uptime across the Gables portfolio.
A valued partnership
Meanwhile, Gables framed the project as a way to boost net operating income (NOI) without a large upfront capital expense: Aerwave funds and operates the network through a monthly service model intended to create new revenue streams and efficiency gains.

Gables already has multiple properties on Aerwave, two live and two under construction, totaling more than 1,000 units, signaling the partnership goes beyond a single flagship installation.
“We truly value the partnership we have with Aerwave,” said James Hamrick, senior vice president of information technology at Gables Residential.
He added the platform provides “a scalable digital backbone that supports both current and future technology needs,” and aligned with Gables’ goal of a best‑in‑class resident experience.
Aerwave’s CEO Ed Wolff also added to that sentiment.
“This collaboration is about more than Wi‑Fi; it is about creating a digital foundation that supports how residents live, work, and connect today and in the future,” Wolff said.
